Spirit Investment Partners has acquired Strategic Properties, a property management firm specializing in multifamily and single-family residences, for an undisclosed amount. The transaction transfers ownership of Strategic Properties’ operations and management portfolio to Spirit Investment Partners, marking the completion of the acquisition process.
Strategic Properties, established in 2006, brings 17 years of property management expertise and 12 years of centralized operations experience to the deal. The firm has managed approximately 2,300 units across Texas, Georgia, Missouri, and Florida, supported by co-founders Daniel Jaramillo and Tomas Sinisterra, who together hold 35 years of real estate investment experience. Ann-Marie Bomba joined as a strategic partner in 2023, adding to a leadership team with a combined six decades in multifamily housing. The company’s operational model combines centralized support, technology, and on-site institutional management, a structure that will now operate under Spirit Investment Partners’ ownership.
For Spirit Investment Partners, the acquisition expands its footprint in the residential property sector without adding new debt or external funding rounds. The purchase provides immediate access to Strategic Properties’ established management infrastructure and its geographic presence in four states. Spirit Investment Partners gains a platform that emphasizes staff training and resident-focused service, elements that align with its existing portfolio strategy. The deal also brings in a leadership team with deep operational experience, reducing the learning curve typically associated with entering new markets.
The combined entity will retain Strategic Properties’ core operating principles, including centralized support and transparency, while integrating Spirit Investment Partners’ broader investment resources. The management team, including Jaramillo, Sinisterra, and Bomba, is expected to continue overseeing day-to-day operations, ensuring continuity for the roughly 2,300 units currently under contract. No changes to existing property assignments or client agreements have been announced as part of the transition.
Post-acquisition, the focus will be on maintaining service levels across the existing portfolio while evaluating opportunities to apply Strategic Properties’ centralized model to additional properties within Spirit Investment Partners’ network. The transaction closes a chapter for Strategic Properties as an independent firm, with its future operations now directed under new ownership.
